The Rental Coach course - The Full Version.

The Rental Coach Full Version covers everything about Rentals: It will equip you to tackle your tax returns and explain the meaning of those confusing tax words. We will help you to understand what the numbers say so that you’re able to make informed decisions about your rental investment.

Once you’ve completed Rental Coach you will be able to:

• Work out how much rental income you have earned to put in your tax return
• Work out what expenses you can claim in your tax return
• Fill out the Rental Summary tax return and work out the amount of “Net Rents”
• Put the Net Rents, rental income and expenses in the right places in your individual tax return (IR3)
• Check that you are doing the things you should be doing as a landlord
• Use the numbers from your tax return to see how your investment in the rental property is going

The course is made up of 6 main sections:

Introduction - An Introduction that covers what this course is about and some of the important words you will see throughout the course.
Some of the topics covered are: How do I calculate profit, what is a tax year (an important thing to know), what items of information you will need to do your tax return, and what is available for rent (another important thing to know).

Income - A section on Income explains what income is and what it is isn’t.
We also cover other topics related to income such as Mate's Rates, Capital Gains, and how to calculate rental yield to be able to compare your rental property with other properties.

Expenses - A section on Expenses which goes through all the common expenses that you will have with a rental property and what expenses you can claim in your tax return. We literally go through the A - Z to make sure we cover everything!
We structure everything with easy to use menus so you can re-visit any topic for future reference.

Tax Time! - A section that will guide you through how to fill out your tax return on-line, getting a tax credit for any donations you have made, and other important things related to Inland Revenue that you need to know.

Give it a go! - A section where you can practice what you have learned with a fictional rental property we have created.
This section also includes a blank worksheet that you can then use for your own rental property.

Extras - A section that covers a whole bunch of extra information that will help you be a great landlord (although we’re sure you already are)!
Some topics in this section are: Boarders and Flatmates, GST (Goods and Services Tax), Tenancy Agreements and what to have in them, Dealing with Bonds, when things don't go so well, and what are you required to do as a landlord.

Please Note!

This course is designed for rental properties owned in your own name or jointly with other people. This course does not cover rental properties that are owned by a company, trusts, clubs, Maori authorities, or anything to do with overseas or foreign interests. This course may help as some aspects are the same, but there are many tax fish-hooks with these ownership structures. If you are filling out an IR3 for a tax resident individual, this course is right for you. Also, this course also only covers rental properties that are in New Zealand.

If your rental property falls outside of this category, you can still purchase this course to learn about the general tax rules relating to the income and expenses of a rental property, but you will still need an accountant or tax advisor to help with the specific tax rules relating to these other ownership structures or being overseas.
